This can be the result of incorrect storm water drainage, leaking taps or pipes, or daily watering of plants. Conversely, large moisture loving trees or shrubs planted close to the footing perimeter have the effect of excessively drying out the foundations.

Before patching cracks in floors or walls, it is necessary to identify the cause. Advice may be sought from a Structural Engineer or a Geotechnical Engineer.

It may be solved by stabilising the moisture content of the soil around the house otherwise the problem can reoccur and get more severe.

Walls are often the first to show signs of excessive movement to a building structure then determining the origin and cause of this movement is a main priority.

Four common steps should be carried out:

1). Ensure the ground surrounding the house out to a perimeter of 1000mm from the walls has a good 50mm fall away from the house or alternatively, lay a concrete path around the entire house perimeter with a good degree of fall away from the house.

2). Ensure that during storms that heavy rain water does not run underneath the house and that water can drain off the property freely and that ponding of water does not occur near the house perimeter.

3). Keep large or water loving trees (Large Wattles and shrubs away from the house).

4). Check there are no leaking taps or water pipes underneath or around the exterior of the house. Garden taps should be located well away from the house foundations.

It may not be possible to entirely eliminate future cracking. If cracks are due to one of the above causes, they may be reduced in size or prevented from becoming worse after endorsing some of the above stabilising actions.

Concrete cracking is common on large concrete structures these structure normally have expansion joints to allow for expansion and contraction with temperature change and unstable soil with poor footings this can become excessive and cause problems to other parts of the structure.
